After Repair Value (ARV): The After Repair Value (ARV) is what your house will be worth AFTER we have made the repairs and renovations. How do we determine this number? We find homes nearby that are similar in size and layout to yours, that have been updated and sold within the last several months.
What does this mean? Let’s say a house down the street that is similar in size and layout as yours, sold last month. This house had a new roof, new kitchen with granite counters, a renovated bathroom and nice flooring. The sales price of this house would be a good indicator of the After Repair Value of your house.
Cost of Repairs: The total cost it would take to repair and upgrade your house. (For example, to a similar level to the house that recently sold down the street.)
Selling Costs: These are costs we incur when we sell your house after the renovation. We pay for utilities and insurance while we are renovating and commission and closing costs when we sell your home. These are costs that you will not have when you sell your house to us!

After Repair Value (ARV)
Let’s say you are looking to sell a 1200 square feet, 3 bedroom/2 bathroom ranch-style house. A ranch-style house down the street sold last month for $250,000. That house is 1225 square feet and also has 3 bedrooms and 2 bathrooms. The house down the street has an updated kitchen, updated bathroom, new flooring and has been freshly painted. The $225,000 sales price would be a good estimate of ARV of your house if we make similar updates (updated kitchen, updated bathroom, new flooring and fresh paint) to your house.
Cost of Repairs
We determine that it would take $40,000 in order to get your house to the same upgraded level of the house that recently sold down the street. $40,000 would be the Cost of Repairs.
If we sell your newly-renovated house for $225,000, we will pay approximately 10% in Selling Costs (6% commission, plus closing costs and holding costs). Therefore, in this example our selling costs would be $22,500.
