How Do We Calculate Our Offers?
After Repair Value (ARV): The After Repair Value (ARV) is what your house will be worth AFTER we have made the repairs and renovations. How do we determine this number? We find homes nearby that are similar in size and layout to yours, that have been updated and sold within the last several months.
What does this mean? Let’s say a house down the street that is similar in size and layout as yours, sold last month. This house had a new roof, new kitchen with granite counters, a renovated bathroom and nice flooring. The sales price of this house would be a good indicator of the After Repair Value of your house.
Cost of Repairs: The total cost it would take to repair and upgrade your house. (For example, to a similar level to the house that recently sold down the street.)
Selling Costs: These are costs we incur when we sell your house after the renovation. We pay for utilities and insurance while we are renovating and commission and closing costs when we sell your home. These are costs that you will not have when you sell your house to us!
Profit: Yes, we need to make a profit so we can stay in business and pay our employees and contractors! We do our best to keep the profit to a minimum so we can provide you with the best offer possible.
Your Offer: 100% FREE and NO obligation
After Repair Value (ARV)
Let’s say you are looking to sell a 1200 square feet, 3 bedroom/2 bathroom ranch-style house. A ranch-style house down the street sold last month for $250,000. That house is 1225 square feet and also has 3 bedrooms and 2 bathrooms. The house down the street has an updated kitchen, updated bathroom, new flooring and has been freshly painted. The $225,000 sales price would be a good estimate of ARV of your house if we make similar updates (updated kitchen, updated bathroom, new flooring and fresh paint) to your house.
Cost of Repairs
We determine that it would take $40,000 in order to get your house to the same upgraded level of the house that recently sold down the street. $40,000 would be the Cost of Repairs.
If we sell your newly-renovated house for $225,000, we will pay approximately 10% in Selling Costs (6% commission, plus closing costs and holding costs). Therefore, in this example our selling costs would be $22,500.
Our target profit in this example would be $20,000.
Based on these numbers, this is how we would calculate your offer:
$225,000 (ARV) – $40,000 (Cost of Repairs) – $22,500 (Selling Costs) – $20,000 (Profit) = $142,500 (Your Offer)
Have Questions About Our Process? We’ve Got The Answers!
Do you only buy ugly houses?
No! We buy houses in ANY condition. We love the challenge of extensive rehabs but we also buy houses that are in HGTV-perfect condition as well.
Am I locked into using your services when I submit your form?
No! There are no obligations to work with us or accept our cash offer. When you submit the form, we simply assess your property and put together an offer for your home. It’s then up to you to decide whether you want to work with us!
What fees do you charge?
We charge no fees or commissions at all. In fact, we also pay for your closing costs!
What information do you need to give me an offer?
At first, we just need the property address and a phone number to get in touch with you. When we speak with you, we’ll be asking questions about the condition of property, your reason for selling and timeline.
Is it best to contact you by phone, text or fill out the form?
We prefer that sellers fill out our form because this lets us take a quick look at your property and come better prepared to our initial phone call. However, if you prefer to call or text us, by all means! We have some sellers who prefer the phone only and others who prefer not to fill out their info online. We’re happy to accommodate your preferences.
Do you really buy houses in any condition?
Yes. We buy houses AS-IS. This means anything from cosmetic repairs to full guts, we will buy in its current condition. You don’t need to make any repairs or do any cleaning. Even if your home needs extensive repairs due to fire damage, water damage, or structural issues, we will buy it as-is!
Are you able to help with houses going into foreclosure?
Yes. However, it’s important to contact us ASAP, so we can delay any pending auctions. Foreclosure can be an extremely confusing and frightening process but we can help guide you through it and do our best to save your credit as well. Here is a guide to Stop Foreclosure: Stop Foreclosure Today.
Did you inherit a property but not sure what to do with it?
